Only a Registered Land Surveyor or Surveyors acting under supervision of a Registered Land Surveyor can conduct a Land Survey under the Survey & Spatial Information Act 2002. A Land Survey by the Act is any Surveying that involves the identification of a cadastral boundary. A cadastral boundary is your property or title boundary.

Registered Surveyors are administered by NSW Government Board of Surveying and Spatial Information (BOSSI). You can verify that you are engaging a Registered Surveyor by checking credentials via: https://verify.licence.nsw.gov.au/home/BOSSI

A boundary survey is a thorough investigation of historical survey plans in your area to reinstate your property boundary. This information can be used to physically mark your boundaries on site or plotted on a plan.

Cost transparency is important to us and so it should for you. There are many factors in determining the price for a survey – here are some main factors:

  1. Age of original survey and if there are any recent surveys surrounding your property. Lack of original survey marks and occupations require more thorough survey work.
  2. Site conditions. Property that is heavily vegetated, steep and difficult to access impact the efficiency of the survey.
  3. Type of survey, different surveys require different levels of data capture affecting the time requires to conduct field work and process calculations.
  4. Time – your services quote is an estimation of time required to conduct a thorough survey investigation or set out.

It is not always necessary for a survey when transacting a property, but it is highly recommended and provides more assurance to the prospective buyer. Encumbrances and Encroachments can affect the way you enjoy your property, so be informed.

A survey is not necessary for a fence, provided both owners agree on the position of the fence. Should a disagreement occur parties should contact a Registered Surveyor to have a common boundary line defined.
